Saniso in property development: 57 bathrooms for The Dome in Alkmaar
Image: The Dome Alkmaar / GTP Vastgoed
In the heart of Alkmaar, a well-known site is getting a second life. For The Dome, Saniso is taking care of 57 bathrooms. D2VH hired us for this project on behalf of Smart Tiny Loft. We supply the materials, install the bathrooms and handle the tiling and finishing.
This is what Saniso in property development looks like: one partner from project list to finished bathroom.
What is The Dome in Alkmaar?
The Dome is on the Laat, a shopping street in the centre of Alkmaar, close to the Waagplein and the station. This is where architect Cuypers' Dominicus church once stood. Later, the building housed the Domus shopping centre and Primark.
Developer GTP Vastgoed is giving the building a new purpose. The original load-bearing structure stays; the rest is being completely redeveloped. The design is classic, with lots of brickwork and ornaments that suit the historic city centre. The old church tower is preserved.
The ground floor will be retail space. Above it come apartments and Smart Tiny Lofts, compact homes with a smart layout. The project is aimed at first-time buyers, couples and small households.
Who is working on The Dome?
A project like this involves many parties. According to the project website and posts by the companies involved, they include:
- GTP Vastgoed – developer and client
- DeVastgoedAdviseur – project management, site supervision and the permit process
- KDRA Architecten – architect
- Poland Bouw – construction
- Smart Tiny Loft – partner for the Smart Tiny Lofts
- Magneet Makelaars and Broekman Makelaars – sales
- Municipality of Alkmaar – permits
- D2VH – hired Saniso on behalf of Smart Tiny Loft for the bathrooms
- Saniso – supply, bathroom installation, tiling and finishing
The challenge: 57 bathrooms in a city-centre project
The 57 bathrooms are for the Smart Tiny Lofts in The Dome. 57 bathrooms means delivering the same quality 57 times, on time and without hassle. That takes three things at once:
- Volume and consistency. Sanitaryware, tiles, adhesive, grout and accessories have to be right for every bathroom, with no shortages halfway through.
- Planning on site. A shopping street leaves little room. Materials need to arrive when they are needed, not earlier and not later.
- Coordination with the main build. The bathrooms follow the work of other trades. Every delay has a knock-on effect.
How does Saniso take part in property development?
Materials and coordination through one project list
It starts with a project list: one overview of everything each bathroom needs, plus the coordination around it. Think of ceramic tiles, bathroom equipment, grouts and building materials. That way everyone knows in advance what is coming and what it costs.

Delivery to the construction site
Saniso delivers to the construction site, in line with the build schedule. This keeps the site organised, with nothing in the way unnecessarily.
Bathroom installation, tiling and finishing from one partner
At The Dome, we do more than supply. Saniso installs the bathrooms itself and also handles the tiling and finishing. That saves the contractor an extra link in the chain: whoever supplies the materials knows them and finishes them too.
One point of contact
At Saniso, you have one point of contact for materials, delivery and installation. Questions about a product, a delivery or the schedule all go through the same line. That keeps communication short and clear.

Why do property developers choose one partner?
Property development is largely about limiting risk. Every extra supplier means an extra schedule, an extra invoice and an extra place where something can go wrong. With supply and installation from one partner, you have less of that:
- Fewer links. Materials, installation, tiling and finishing go through one party.
- One quote. With a project list, you can see in advance what each bathroom needs.
- Materials that match. You choose tiles, tile adhesive, grout and sealant in one go, so the finish is right.
- One schedule. Delivery and installation fit together, and fit the main build.
- Wide range. Besides sanitaryware and tiles, Saniso supplies building materials, tools and accessories. Useful when something extra is needed along the way.
This works for a complete apartment complex, but also for a smaller new-build project or the redevelopment of an existing building, like The Dome.
The result
The bathrooms are being installed during the building's finishing phase. This gives the 57 Smart Tiny Lofts bathrooms with the same finish, supplied and completed by one party. For the client, that means no separate suppliers and tradespeople to coordinate.
